After the big freeze, I went to check on my listing at 1111 Brooks and I was pleasantly surprised to see that, finally, the Hardy Yards project had been set back in motion; this home is located in the Near Northside (also known as Northside Village), very close to Hardy Yards. My clients and I have always believed in the potential of this rapidly emerging side of Houston. Since Houston’s growth is unstoppable and many young families move to the Space City, there is a clear need to develop these emerging areas to offer houses that are still conveniently located and feature walkability, historic charm and nice size lots.
Northside Village is in the top 7 of Houston’s emerging neighborhoods; mainly for its central location (just north of downtown), still affordable cost of living, charm, trendiness, and family-friendly feel. Near Northside was established in the late 1800’s when Union Pacific expanded the Hardy Rail Yards, which is now a major light rail station. Back then, European workers/immigrants settled near their Hardy Rail Yards work area in Victorian style homes. After the rail development moved to the suburban areas, a shift in demographic began and it has continued for the past 7 decades.
Today, the Northside is a diverse part of central Houston with many “mom and pop” businesses, quaint local restaurants and cafes, many parks and now breweries, such as the famous Saint Arnold. The Saint Arnold Brewing Company is the first craft brewery in Texas, founded in 1994 by Houston native Brock Wagner. They moved to the Northside Village in 2010! Check out the Beer Garden that makes this spot so popular and beloved. Naturally, due to its convenient location, great amenities, and the acceleration of development in the area, affordable homes in the Northside are becoming harder to find.
Developers have good reason to put their money on the Northside: the entire neighborhood is contained within an opportunity zone, providing tax benefits since 2017 to developers and investors who introduce new business and physical improvements into the area. It’s exciting to see that work on one of the most prominent developments in the Northside, Hardy Yards, has now resumed!
